The Sales Summary

Last month I shared that we had the biggest selling April of all time... yes, of all time! And before that, March was right up there with one of our best Marches ever, with only one time – back in 2007 – that beat the 2021 sales figures. 

So, did May continue on this blistering pace, or are we finally pulling back?

Against all odds, the momentum continues!

When looking at the following graph you’ll see that, yet again, we are right at the top of the heap!

As we look forward into 2021 it’s hard to predict what the real estate market will do. But we do know the real estate market remains Red Hot and the demand for homes has never been higher. Across the region, the statistics for May swing drastically from May 2020 but we do know:

  • The number of properties available for sale is down significantly compared to last year.
  • The demand for homes is up from last year.
  • There are double-digit-plus gains in the average sale price in almost every market year over year.
  • Homes are selling faster, and offers are much stronger than last year.

Redline Pulse - April 2021

March was full of real estate madness!

If there were doubters out there about whether or not the Calgary & area real estate market would have the ability to keep up its feverish pace, I think this month may have crushed them all.

 

The Sales Summary

As you see on this graph, this March surpassed the production we had during our last peak of 2013 & 2014. Truly an incredible pace that continues to have many shaking their heads. 

The second part that makes the sales story so impressive is the change from February to March. 

In February we sold 1,855 homes (which was very strong), but now we’ve increased this month-over-month by about 1,000 homes, bringing our sales total in March to a whopping 2,903.

Every week I create a detailed analysis for our sales team and investor group to stay ahead of the market and always keep our clients one step ahead of the competition. The average sale price of a home in Brantford is up over $215,000 in the past year.

Fueling the fast-paced, aggressive market is the lowest number of homes for sale I have ever seen, combined with the lowest mortgage rates on record. Buyers are also shifting from more expensive markets into more affordable communities - ironically driving the prices up. Throw in a pandemic and changing needs of homeowners, and you can start to understand what's happening.
